Check who you are buying from before you wire anything

Ask for the public record on a named development or the company behind it. You get what can be established, what cannot, and the listed comparables that price the same risk on an exchange.

What a pack contains

The company

Registered name, jurisdiction, domain control, and whether the company we hold is the company selling to you. Where a name is used by more than one entity, all of them.

The development

What the developer has published themselves, with the dates those claims were made, so a moved handover is visible as a change rather than a memory.

Coverage

Everything on this site that names them, including anything unflattering. Nothing is withheld because a company pays us.

Listed comparables

The quoted landlords in the same sector and region, with actual yields and twelve-month moves, so a projected return can be read against a reported one.

What we could not establish

Named explicitly. This is the section most buyers find most useful and it is the one a seller-funded report never has.

What it is not

Not a verdict

No clearance, no approval, no score. A pack states the record; the decision stays yours.

Not legal or financial advice

It is a research document. Take it to your own lawyer and your own accountant.

Not for sale to the subject

A company cannot buy a pack about itself, nor see one before you do, nor have anything removed from it.
