Terms and privacy

Written to be read. This page says what you can expect from Propstock, what we expect from you, and exactly what we do with the small amount of information we hold about you.

What Propstock is, and is not

Propstock is a research publication. We compile prime residential market readings from published sources, write about the companies and projects in those markets, and show our working. The methodology page explains how the figures are made, including the parts that are automated.

Four things we are not, stated plainly because the difference matters:

We are not financial or investment advisers. Nothing on this site is advice or a recommendation to buy, sell or finance anything.
We are not valuers. No figure here is a valuation of a specific property, and none should be used as one.
We are not brokers or agents. We do not transact, hold client money, or represent buyers or sellers.
We are not a data vendor. Our numbers are compiled from public material rather than licensed from an exchange or registry feed.

If you are making a decision that involves real money, use us as a starting point and take professional advice on the specifics.

Our figures, and their limits

Every published figure carries the sources it came from and the period it describes. Where we have no citable figure, a page shows a dash rather than an estimate. Where a reading is derived rather than observed, it is labelled.

We will still get some of them wrong. Sources disagree, get revised, and occasionally publish errors we repeat. We check corrections against the same sources and amend visibly rather than restating quietly. If you think a number is wrong, please tell us.

We do not promise the site is complete, current or error free, and we cannot accept responsibility for decisions taken purely on the strength of something you read here.

Company and project pages

A company page marked as unverified is an identity record only. It is not an endorsement, and it does not mean we have assessed that company. Verification is carried out by a desk against filings and escrow statements, and it cannot be bought. Advertising does not change it.

Prices, yields and handover dates attributed to a developer are that developer’s claims unless we have marked them as checked. Target yields are projections, not results.

Using the site

Reading Propstock is free and needs no account. You are welcome to quote us with a link and a credit. What you may not do:

Republish our articles, tables or charts wholesale, or present our compiled figures as your own data.
Scrape the site at a rate that degrades it for other readers, or route around technical limits we put in place.
Use anything here to imply that Propstock endorses a company, a scheme or an investment.
Submit a project you have no authority to submit, or send us information you know to be false.

The words, charts and compiled tables on this site belong to us. The underlying source material belongs to whoever published it, and we credit them on the page.

What you send us

If you submit a project or write to a desk, you confirm you are entitled to share what you send. We may publish, edit, decline or ignore submissions, and a submission is never automatically turned into a listing. A person decides.

We do not treat what you send as confidential unless you tell us it is and we agree, but we also do not pass your contact details to advertisers or anyone else. See the privacy half of this page.

Availability, changes and liability

We do not guarantee the site will be available without interruption. We may change, withdraw or reorganise anything on it, including these terms. When we change the terms materially we update the date at the top and, where it affects what we do with your information, ask again for the choices that need asking.

To the extent the law allows, we are not liable for indirect or consequential loss, lost profits, or losses arising from your reliance on the site. Nothing here limits liability that cannot lawfully be limited, including for fraud.

Privacy

We hold very little about you, and this section lists all of it. You can read the entire site without giving us anything.

What we collect, and only when you give it

Nothing, by defaultReading articles, market pages, city data and reports requires no account, no email address and no cookies beyond the one that remembers your cookie choice.

The RegisterIf you join, we store your email address and, if you give them, your name, company, the kind of buyer or investor you are, and the markets you care about. We also record what you agreed to and when, which is what makes an unsubscribe honest.

EnquiriesIf you write to a desk or ask about advertising, we store your name, email, message, and optionally your company and the page your enquiry concerns.

Listing a projectIf you submit a development, we store the project details plus your name, email, phone if given, and your stated role and authority to submit it.

AnalyticsOnly if you accept. Google Analytics then records visits, pages viewed, approximate location by country, and general device and browser information. We never send it your name or email.

Why we hold it

To send you the wire and research you asked for, and nothing else.
To reply to your enquiry or assess your project submission.
To understand which markets and reports readers actually come for, so we cover more of what is useful. This is the only reason we use analytics.
To keep the site working and to deal with abuse.

We do not sell your details, we do not pass them to developers or advertisers, and we do not use them to build advertising profiles. Propstock runs no advertising or personalisation cookies at all.

Cookies, in full

ps_consentSet by us, first party, and strictly necessary. It stores only your cookie choice and the date you made it, so we do not ask again on every page. Expires after about 13 months. Set whether you accept or reject.

Google AnalyticsSet only after you accept. Until then, and permanently if you reject, analytics storage stays switched off and no analytics cookie is placed on your device. You can change your mind at any time using Cookie choices in the footer.

That is the complete list. There are no advertising, retargeting or social-network cookies on this site.

Where it is stored, and who else touches it

The database is on a server we control in France, inside the EU. These three companies handle data on our behalf, and only that:

Contabo, which hosts the server the site and database run on.
Cloudflare, which sits in front of the site to serve it quickly and absorb attacks. It processes the technical details of requests, including IP addresses.
Google, which provides Analytics, and only when you have accepted. We have accepted Google’s data processing terms for this, and we have switched off the optional settings that would share your data with Google for its own product improvement, benchmarking or marketing.

Some of these companies operate outside the EU, so data can be handled outside it. Where that happens it is under the standard contractual protections those providers publish.

How long we keep it

Register entries: until you unsubscribe or ask us to delete them.
Enquiries and project submissions: while we deal with them and for a reasonable period afterwards, so we can pick up a thread you started.
Analytics: on Google’s retention schedule for the property, which is a rolling window rather than indefinite.
Your cookie choice: about 13 months, then we ask again.

What you can ask us to do

You can ask what we hold about you, ask us to correct it, ask us to delete it, ask for a copy, or object to what we are doing with it. If we relied on your consent, you can withdraw it and that takes effect straight away rather than at some later date.

Analytics consent: use Cookie choices in the footer of any page. Rejecting there stops collection immediately.
The wire and other email: use the unsubscribe link in any email we send.
Anything else, including deletion: write to us through the contact page and say what you want done.

We will not charge you for this and we will not make it difficult. If you think we have handled your information badly, please tell us first so we can fix it. You are also entitled to complain to your national data protection regulator.

Children

Propstock is written for people working in property markets and is not directed at children. We do not knowingly collect information from anyone under 16. If you believe we have, tell us and we will delete it.
